Cape Ann Forge condo and docking proposal |

Developer who owns Cape Ann Forge property is proposing a 10 unit condo project along with dockage for 8 boats. Condos are being proposed for the low land
portion of the property, not in the current Forge building. Dockage is being proposed for the compliment of those condos. proposed location of dockage is of
concern to boaters whereas it is being proposed at the Railroad train bridge. that particular turn in the river is quite narrow and it is necessary for
boaters traveling from Jones' creek past Gloucester Marine to make quite a wide turn to get a significant view of any boating traffic coming down river
from Cape Ann Marina. this dockage proposal would impact that area and further contribute to an already unsafe navigational situation. this is of concern to
all boaters who traverse the river at that point. be on the lookout for upcoming Gloucester city council public hearings on this project. public hearings are
now being advertised in the Beacon. the MEPA meeting was held on June 4. my understanding is that the preliminary meeting held with Army Corp of Engineers
produced no significant objections. I do not know at this time if the Army Corp will determine this project worthy of public hearing and/or comment. stand by

You've gotta be kidding me. I would love to see the plans. That area is definitely tricky on a warm w/e day. I can't imagine further gumming it up. Jay
Mcniff? isn't he the guy who accused Goldin of extortion? Money sure has a way of making people do unsavory things. It's funny that he would accuse a
guy who showers at the Y and cares nothing about the trappings of life of extortion. It just does not make any sense.

if you provide me your email address I can forward a copy of the plan. what is not shown on the plan speaks louder than what is on the plan; the plan does
not show location of the train bridge in proximity to the proposed dockage plan.

I doubt 8 boats is gonna make a big impact! There wouldn't be constant traffic.

There have been several previous warnings about messing with the River at that location. Anyone who has navigated there, is aware of how tricky it is,
especially as the high tide turnsl Even the native Americans knew how difficult that stretch is, having navigated it in canoes, on their winter sojourns,
south, from Maine down to Gloucester, where they lived off of Wheeler St, on the River.
Heaven help you, if you are under sail, around there, and your engine won't start up, on the River thruway. Other concerns are about the little beach on eastern edge of the River, there, across from the Marina, one of JO's big issues from childhood. The Corps SHOULD hold a public hearing. And the Times should cover the issue, even if the developer is not giving public notice advertising the plans, layout, in it. The City of Gloucester has public lands along there, which should be protected, by the Harbormaster and the other related boards, and commissions. Keep the area in the public domain, and NOT held privately in the hands of condo owners. Where can the plans be seen?

There is only one location where dockage could be permitted there. I don't see it a problem. Look at the pic...the red area I marked would be off limits,
anything thing there would be in the channel.Dockage could go in the yellow boxed in area.

I agree with Dun Fudgin, however, I have the seen the plan. your yellow box location is the obvious place for dockage however, it is tidal there. the proposed
location is in the red zone from the RR bridge towards Gloucester Marina. the plan calls for the dockage to be located 20 feet off from the existing frontage,
then dockage, then docked boats. I would have no concern if it were proposed in the yellow box. I would consider that a very reasonable request. don't
shoot the messenger. I am only asking that people take a look at the proposal and decide for yourself. the plan is required and does address a public walk on
the water side and 2 public river viewing locations. the architect is Jason Gove and the landward plan is quite appealing (as condos go)

From my quick glance at the plans, harbordog has it right I fear. When I saw it I thought the Corps would stop that in its tracks. However perhaps they did not
compare the plans with their chart or something. As someone mentioned above, the bridge turn is not shown on the plans. However I have not complained because
all I take through that bridge is a little outboard. If I owned or tied up at Gloucester Marina I would be unhappy.
Now about Dun Fudgin. For some reason lately people call the landing behind the high school Dun Fudgin and that is the City name for the ramp. However the actual location is pretty close to where we are talking about here, on the Annisquam side of the Railroad bridge. That is where the tides meet and you can stop poling your gundalow and drift out with the current. Damon |

During the early to mid 1950's there was a small beach along that stretch of the Annisquam River about 100 to 200 yards West of the present boat ramp we
called Dun Fudgin, the beach was more gravel then sane and it had a concrete salt water pool along side. Many of us that swam there used the rocks closer to
the railroad bridge to bask in the sun. We use to "hook" the tenders behind the pleasure boats and ride up and down the river holding onto the
tenders.

I know no particulars, but it could be that there are rights that come from the forge. They must have brought barges into where the pilings are now.
Anything to the right of the bridge's landing would not be in the way, no? |
